Role of the Realtor

Realtors provide many valuable services, researching, procedures, processes and review stages in a successful real estate transaction. 

Homeowners have a greater option of choices then ever before. Before signing a Listing Agreement, Buyer Agency Agreement or otherwise the homeowner should know exactly what services will be provided. When choosing a realtor look for the familiar Block R logo or that the Realtor is part of the Canadian Real Estate Association.   

Pre - Listing Activities of a Realtor

Make appointment with Seller for listing presentation

Send seller a written or e-mail confirmation of listing appointment and call to confirm 

Review pre-appointment questions and research all comparable currently listed properties

Research sales activity in the area for the past 18 months from MLS database

Research days on the market for similar properties, location and price

Review property tax roll information

Prepare a Comparable Market Analysis to establish fair market value

Obtain plan of subdivision, research properties ownership and how it is held(deed)

Check municipal tax records for lot size and verify from public records the legal description

Check planning department of Municipal Offices for current zoning, check for land restrictions or special zoning

Verify legal names in the Registry Office

Prepare listing presentation with researched materials

Drive by the property to assess the Curb Appeal, compare with neighbourhood

Start formal office file on the property and confirm school district and effect of schools on the property value
